How we found it
Identified as a primary residence opportunity in a Tampa neighborhood with strong short-term rental demand characteristics. The property was mostly turnkey, but unfurnished. This presented a clean-slate opportunity to design and build out a fully guest-ready STR without major renovation requirements.
Acquisition
Acquired in September 2025 via a primary residence loan, allowing for favorable financing terms not available on investment property loans. One of the founders lived in the property through the furnishing and setup phase, both to satisfy occupancy requirements and to oversee the buildout directly.
Setup & Buildout
Rather than a structural renovation, this project focused entirely on a full furnishing buildout — selecting, sourcing, and staging every room to Airbnb hospitality standards. The entire house was designed from scratch with the guest experience as the primary brief: comfort, function, and aesthetic cohesion throughout.
Performance
Transitioned to an active Airbnb listing in January 2026. Currently generating short-term rental income with ongoing optimization of pricing strategy, listing performance, and guest experience. Performance metrics will be updated as the property matures on the platform and seasonal patterns become clear.

This project demonstrates that meaningful returns don't always require a heavy renovation. By focusing capital and energy on design and hospitality buildout rather than structural work, we brought this property to market faster and with a lower all-in cost than a traditional BRRRR deal. The value-add here was execution and positioning — not demolition and reconstruction.
